Free Subcontractor Scope Checklist
A checklist for clarifying what a subcontractor bid includes, excludes, and must coordinate.
Scope checkpoints
- Plan date, revision date, addenda, sketches, and specifications reviewed.
- Included labor, included materials, included equipment, and included layout or engineering.
- Excluded prep, demolition, patching, access, protection, hoisting, disposal, and temporary utilities.
- Items by owner, general contractor, other trades, supplier, engineer, architect, or inspector.
- Quantities, alternates, allowances, unit prices, options, and assumptions.
- Trade coordination points with framing, slab, roofing, waterproofing, electrical, plumbing, HVAC, drywall, cabinets, tile, paint, or flooring.
- Inspection, testing, startup, warranty, manuals, lien release, and closeout paperwork.
Questions to ask before award
- What is not included that the general contractor might assume is included?
- What must be ready before the subcontractor can start?
- What work by others can delay or damage this scope?
- What documents are required before final payment?
